Maddison & Co (Maddison Road) collects, holds, uses, transfers, discloses and otherwise processes personal information. Maddison & Co may collect any of the following information about you if you are a current or prospective vendor or purchaser of real estate or if you visit our website or make an enquiry with us via another method; contact details (including, name, address, telephone number and email address); desired property ownership details; and details of properties sold and or acquired by you.

We may collect Personal Information from you in various ways, including when you write to or email us, when you access and use our website or affiliated listing portals and during conversations between you and our representatives. If you choose not to provide us with required Personal Information as described above, it may limit our capacity to assist you with enquiry or services.

We value your privacy. Your personal information will not be shared, sold, rented or disclosed to others without your expressed consent. All information collected and recorded will only be used to comply with obligations under real-estate regulations and laws applicable for all states in Australia.

There are some instances when Maddison & Co (Maddison Road) and other members of the Maddison Co Group need to provide your Personal Information to third parties, for example the Maddison Co Group may be bound by law to provide your details to government-related bodies, including the NSW Land Registry Services or the NSW Fair Trading.

On occasion we send direct marketing communications and information about our services, and or material that we consider may be of interest to you. These communications may be sent in various forms, including mail, SMS, and email, in accordance with applicable marketing laws, such as the Spam Act 2003 (Cth). If you indicate a preference for a method of communication, we will endeavour to use that method whenever practical to do so. You may at any time request not to receive direct marketing from Maddison Co (Maddison Road) by via opt-out facilities provided in the marketing communications, if opting out, we will ensure that your name is removed from our mailing list.

As our website is linked to the Internet, and the Internet is inherently insecure, we cannot provide any assurance regarding the security of transmission of information you communicate to us online. We hold and store personal information that we collect on electronic devices of our Personnel and in third party owned cloud-based hosting facilities and customer relationship management and marketing systems. We only use reputable hosting providers to host Personal Information and use passwords and access control procedures and antivirus software in our computer systems.

Maddison & Co endeavours to provide a secure environment and use reliable systems but you should be aware that there are inherent risks associated with the electronic storage and transmission of information (particularly via the Internet) which cannot be guaranteed to be 100% secure.

Maddison & Co may be required to retain the data in accordance with our data retention obligations. Maddison & Co retains personal information for a minimum period of 3 years in accordance with the Guidelines. If the Personal Information is no longer needed for any purpose, Maddison & Co will take reasonable steps to destroy or permanently de-identify the Personal Information.

Maddison & Co, may change this Privacy Policy from time to time. Any updated versions of this Privacy Policy will be posted on our website and will be effective from the date of posting.

Maddison & Co (Maddison Road) are committed to providing exceptional service. We are required by law to hold and make available a written complaints procedure which is outlined below. Rest assured, in the unlikely event that you do find yourself making a complaint, we will do everything possible to resolve it in a prompt and professional manner.

P R O C E D U R E :

If you feel your complaint is ofa minor nature, specific to a one-off event that does not require any furtheraction, please direct your complaint to the salesperson involved. Our company policy states that salespeople must report any complaint received to company directors and Licensee.

If your complaint is of a moreserious nature, requiring personalised attention and rectification of a problem, please contact concierge@maddisonroad.com.au for a formal response and immediate action. Be sure to include details, the address of the property (if applicable), and an explanation of what has taken place and the reason/s for your dissatisfaction.

Your complaint will be responded to in writing within 72 hours of receipt, and we will subsequently do everything possible to rectify the situation.

If you have followed the procedure above and we are unable to resolveyour complaint, or you are unhappy with the outcome, you may refer yourcomplaint to Governing Authority, we will be happy to guide you with contact details.

Buying off the plan can be an incredible experience, or it can be stressful - it largely depends on the experience and final product meeting your expectations.

Most agencies showcase off-plan projects with professional lifestyle video's of thinly clad models in pools, good looking couples laughing and walking hand in hand on the beach, and middle aged men stepping off yachts to a waiting supermodel holding a glass of champagne.

The reality is most provide very little actual detail on what your new home entails or the process to get there. Most know nothing of construction methods, how the project is being built and what the actual inclusions are outside the fluffy brochure.

When working with Maddison Road we will supply as much actual data and detail as we can obtain, to assist you in knowing exactly what you are buying. This extends beyond the marketing fluff to full sets of plans, extensive selections documents, cabinetry plans, electrical plans and generally everything we feel is important in your assessment if the product is right for you.

From there, its easy with just a few steps from deciding to secure your new home, to moving in.

EOI: The Expression of Interest (EOI) form captures all of your detail and the property you are securing, in one easy form. This is used to populate the contract which will then be issued to your lawyer/conveyancer.

Initial Deposit: You will generally be required to pay a refundable 'holding deposit' to secure the lot of your preference, while the contract is being issued,. This is usually around $5,000 and will be held in either the agents, or developer lawyers Trust Account.

Contract Review: Thoroughly examine the contract to ensure a clear understanding of its terms and conditions. You will seek clarification from your lawyer to fully understand the contract and review in their presence.

Deposit Payment: Secure your unit by making the required deposit - this will be sent to either the agents or developer lawyers Trust Account. Note that these funds by law are held in Trust and are not accessible in anyway by the developer, builder or agent.

Stay Informed: Stay updated on construction progress as the developer communicates key milestones. Note this will generally be done via your agent.

Prepare for Settlement: As the completion date approaches, ensure all financial aspects are well-prepared. Collaborate with your solicitor or conveyancer to address the legal facets of settlement.

Handover Day: Conduct a final inspection on the scheduled completion date to ascertain the property's condition. Upon satisfaction, proceed to settle the remaining balance via your bank, broker and lawyer and take possession of the property.
